Historic Porte Chatelet for sale, originally moated, on 7 ha with outbuildings and two houses Orne, Normandy

诺曼底, Orne

€848,000 ID: 135983

Built on land donated by Eleanor of Acquitaine in 1198 to Robert Le Saucier, her sauce maker, this historic monument is a rare opportunity to purchase an unusually well preserved example of this type of architecture.

Situated within grounds of 45 hectares, 38 of which are let on a long term basis, but with seven hectares free of occupation.

There are several buildings onsite including two habitable houses and gorgeous dovecote. This is an unbelievably exciting project, with two habitable dwellings included.

Domfront is only 6km away. Ferries and airports are within two hours. St Malo and Dinard airport around 113km. The property can be sold as a whole including the rented land or in lots.

This is not a project for the faint hearted and as a registered historic monument, any works must be subject to the requisite permissions. However, the potential is enormous. Accessed at the end of a long no-through lane, you can hardly believe the Manoir is there. The original buildings have gone, but the magnificent Porte Chatelet dominates as you arrive. There are not many examples of this kind of architecture left in existence.

The Porte Chatelet is breathtaking, roofed in chestnut shingles. The interior can be accessed by the towers. There is a lot more restoration required, but the beams and structure are stunning, providing a surprising amount of space. There are plans available of what potentially could be created within this structure and more images.

House One.

Built on the site of the old manoir, this solid stone detached building with large barn, again offers excellent space. You enter in a good hallway with living room and fireplace to the left. To your right is a good sized kitchen and the end a small bedroom. A corridor leads to two more bedrooms and a bathroom. The house needs further work, but is perfectly habitable. Currently all the accommodation is on the ground floor with a huge attic above that is crying out for conversion.

House Two.
Another pretty, detached stone house, this property has been renovated within the last twelve years, with gas central heating, new electrics, plumbing etc. You enter into a generous hallway with kitchen in front of you and a large 40+m2 living room, with fireplace to your right. There is a door here leading to the rear of the property, which is situated in the grounds of the manoir. On the first floor you find three good sized bedrooms and a separate bathroom with WC. Flooring is solid wood and the space is again substantial, making a comfortable home or letting unit.

The Manoir is located a the end of a long lane. As you arrive the Porte Chatelet that was moated at one time is on your left, with an old barn type building to the right. Behind the Porte Chatelet are some further buildings that likely formerly housed animals and an old bread oven. Behind and to the left of the Porte Chatelet is house one on the site of the old manor. House two is situated before the manoir behind another large barn, with the beautiful dovecote in front. Behind this house are several derelict outbuildings that are in need of substantial repair. surrounding the buildings are fields and the views will take your breath away.

The site would lend itself to luxury accommodation such as a boutique B&B when works are complete as well as providing a comfortable home. The land will accommodate animals or horses and the possibilities are endless, with the right vision.

Words do not do justice to this amazing property and I cannot recommend highly enough that you view to appreciate the location and potential.
