Picturesque 18th century water mill, restored both outside and inside to an excellent standard in the midst of 1.5 hectares of park. High and dry, the mill was sucessfully run, before the present owners as a restaurant in a countryside setting, but only 10 minutes from a major small city.

The Mill lends itself to being reconverted into a restaurant (presently that part is used as a garage, but in readily utilisable condition including existing to standards bathrooms, and fully tiled (walls and floor) kitchen and pantry rooms. The garage/restaurant part is 100 m2 plus a mezzanine all done under restored beams which provides architectural charm.
OF SPECIAL NOTE
The windows are modern and aluminum providing excellent insulation. There are three methods of heating the Mill. One is "aerothermie" which provides heating of the entire house with specific units strategically placed and is the most economical at 978 euros for the inhabited part last year, 300 liters of fuel were also used and in addition there are two house heating specially installed fireplaces which used approximately 10 - 15 steres of recuperated wood from the property.
The two taxes per year are 2000 euros so it is very economical to run considering the 340 total sq meters.
There is not enough "debit" of rushing water to produce electricity, but the rustling sound of the water is pleasant to hear and see.
A large work was undertaken to raise the banks surrounding the mill with a heavy stone wall (picture) and stonework on the canal wall (picture) and was raised approximately one meter to ensure that the Mill stays nice and dry, as some of the surrounding pastures, which are lower act as run offs for the stream in case of large amounts of water coursing through.
The 1.5 hectares are distributed around the property and are well landscaped.
There is plenty of parking available should a restaurant option be envisaged.
The property is centrally located but in a country setting, with no neighbors.
