The property is close to the centre of Mareuil en Perigord, a pretty town with shops, bars and restaurants, schools, doctors and more.

The building is in 3 parts - a large central house with 7 bedrooms, a second one bedroom house with it's own garden and finally some attached outbuildings with garages, a bedroom, games room and more.

The smaller house is ideal owners accommodation. The orientation of the buildings and garden mean that there is private outside space.

It is setback from the road by a large garden, plus there is a more private garden to the rear with swimming pool and then fields stretching along the river bank.

MAIN HOUSE

Starting in the kitchen (20m2), this has modern fitted kitchen units and an exterior door leading to a covered porch. A door then leads through to the living room (62m2). This substantial room used to house the mill works and some of these have been incorporated into the decor. There is a raised dining area, a bar, plus plenty of space for sofa's armchairs and tables. A pellet fuel burner warms the room in one corner.

We then go through into the sitting room (24m2) with wood paneling and an impressive fireplace. Off to one side is a cloakroom (7m2) and utility room (4m2). There is also a toilet (2m2), washroom (3m2) and storage cupboard (2m2).

Stairs from the sitting room lead to the first floor. Bedrooms 1 and 2 (12m2, 16m2) have ensuite shower and toilet (both 4m2). Bedrooms 3, 4 and 5 all come with bath and washbasins in the corner of the room (12m2, 14m2 and 15m2). Bedroom 6 (22m2) interconnects with the small house.

On the 2nd floor of the main house is Bedroom 7 (32m2). This large room has an ensuite bathroom and toilet (6m2).

Attached to the main house are several additional rooms, which could be converted to create additional living space. There is a games room (20m2), garage (18m2), two storage rooms (38m2, 40m2) plus the 8th bedroom (14m2) with bath and toilet (3m2). There is also a barn (40m2).

ONE BED HOUSE

This house is not in as good condition as the main house. It is habitable, however would benefit from redecoration.

In addition the small house's terrace and garden, the main house has a bridge leading over the millrace to a partially covered terrace (54m2) with gardens and in-ground swimming pool (12 x 6m) beyond.

There is a small outbuilding and then the land stretches away down the riverbank.

The main house is on mains drainage. The smaller house is not, but it would be very easy to make the connection. The main house also had a new roof installed in 2016 and has double glazing throughout. In addition to the pellet burner and the woodburner in the main house, the property has gas central heating and some electric radiators.
