Poitou-Charentes, Charente-Maritime

Under Offer

Enclosed in its own courtyard with large entrance gates, this splendid Château is beautifully restored inside and comes with some large barns and a second house which has the potential to be renovated. With walled gardens surrounding the house, large enough for horses, this type of property rarely comes up for sale.

You enter the property through large wooden gates, into a courtyard with central fountain and trees. The main house is directly ahead and flanked by barns and a second house, dating from 1750, which has potential for renovation. The Château has a classic slate roof and a very pleasing symmetrical design with a raised front door up stone steps and a balcony above on the first floor.

Through the front door, you arrive in a stunning hallway (28m2) with staircase rising directly in front, and peeling off to the left and the right. Beautiful coloured glass windows above the stairs. From the entrance hall, to the left there is a dining room (30m2) and to the right a large sitting room with open fire (30m2). Each of these rooms has windows that look out onto the front and the rear gardens, making them very light. From the dining room there is a fully fitted kitchen (34m2) with large open fire and off the kitchen is a boot room and a cellar.

From the sitting room there is a ground floor bedroom (34m2). Beyond this, in a portion of the property between the house and the barn is a large bureau (61m2) which has an area for a work space and office and plumbing for a shower room.

On the first floor there are 3 generous sized bedrooms (30m2, 30m2, 33m2) two of which have en-suite bathrooms and one also has a dressing room. The third bedroom has its own staircase access to the ground floor, ideal for guests. The property has fuel central heating and a fosse septique.

To the left of the chateau is the original farmhouse (approx 180m2), which dates back to around 1750 and is in need of renovation - it could easily give a further 4 bedrooms, 2 or 3 reception rooms and a kitchen and would in itself be a great home or rental property. Currently it has the original stone flooring on the ground floor and is full of original features.

Surrounding the rest of the courtyard are the large barns, currently used for storage, a fully equipped garage (for 3/ 4 cars) with a mezzanine level and various original features from the period when the property was the home of a wealthy cognac producer.

There is around 15000m2 of land with the property. To the rear the gardens are split into three parts but surrounded by a large stone wall giving privacy. Immediately to the rear of the chateau is a square walled garden with a very pretty dovecot. Beyond this is a prairie garden for the horses and behind the original farm house is a south facing walled vegetable garden with mature fruit trees.

Location: In the lovely Charente Maritime region, this is a very accessible area with a good micro climate. La Rochelle and Poitiers airports are approx 1h and 1h15 away. Bordeaux International airport is 1h 40mins. There are TGV stations at Surgeres or Niort, both only 30 minutes away, which means you can be in Paris within 3 hours. The superb sandy beaches of the west coast and La Rochelle can be reached in under an hour.

This is a stunning property which rarely comes on the market. Viewings are highly recommended!
