This is a well established Bed and Breakfast that has been trading in the heart of Le Marche region, near Tuscany and Umbria, since 2005. The house is a 1800s stone watermill fully restored with some of the original mill features remaining.

The house has 6 double bedrooms all with en-suite bathrooms, 4 of these are let for the B&B guests and are on the first floor which has separate entrance from the main house and therefore giving more privacy to the guests. Current room prices, based on 2 people sharing, are € 70 and € 80 per night.

The whole property for sale has also 4.5 hectares of agricultural land, including a large vineyard producing the local Verdicchio white wine, a stone annex (35 square meters) to be restored (new roof), and old pizza oven, various fruit trees and a private car park. The property is located in lovely countryside with no near neighbors but not too far from a non busy road.

The main house is 330 square meters and it comprises of 3 floors:

LOWER-GROUND FLOOR: kitchen, sitting and dining areas all in an open plan room (ex mill), fire place and separate laundry room. Two entrance doors: one into the vineyard and one onto the owners private patio. This is the owners' private area.

GROUND FLOOR: owners 2 en-suite bedrooms, kitchen, large dining room (used for the B&B) and a living room. This floor connects to the lower floor via an internal staircase.

FIRST FLOOR: 4 guests en-suite bedrooms and a large communal guest lounge. The access to this floor is via an external staircase and balcony which gives guests full privacy.

All rooms have wonderful views all around the property. 
Full gas central heating and fire place (in the lower ground floor) that also heats the radiators throughout the house.

The property is located on picturesque rolling hills, 5 minutes from the mediavel village of Cupramontana with shops and restaurants, 25 minutes from Ancona airport and 40 minutes from the Adriatic sea. There are several local attractions like caves, national parks, lakes and also wineries producing both white and red wines.

You can also reach the beautiful towns of Assisi in Umbria (90 km), Gubbio (70 km) and also nearby Tuscany and Rome in 3 hours.
